About a fifth of Apple Valley’s homes were built in the 1970s, and a textured ceiling of any age deserves a lab test before anyone scrapes or sands it. Sprayed popcorn finish is on MDH’s list of household materials that may hold asbestos. When a sample is positive, we close the room in plastic, take the texture down wet and leave bare drywall for whoever finishes the ceiling.

Minnesota’s asbestos rules have reached ceiling texture in homes since July 1, 2021, when the ceilings of a single-family home, or of a building with no more than four units, stopped being exempt. A sprayed ceiling now counts toward the state limits the same way a wrapped duct does. Our ceiling work covers Apple Valley, Rosemount and Empire.

How we handle ceilings

Setting up the room

Furniture goes first. Then plastic sheeting goes up over the walls and down over the floor, and the vents and doorways are taped shut. A HEPA unit draws air out of the room so dust can’t drift into the hall.

Wet scraping

The texture is sprayed with water and scraped off in sections. It falls onto plastic that is folded up and packed into sealed, labeled bags.

Painted texture

Paint can keep water from soaking in. We check whether a ceiling has been painted before we quote, since that changes how the texture comes off.

Ceiling tiles

Square ceiling tiles, whether glued up or set in a dropped grid, are a separate material from sprayed texture and get their own lab test. Positive tiles come down in one piece when they allow it.

Before ceiling day

A few steps on your side help the work go smoothly.

Empty the room

Take out the couch, the beds, the rugs and anything hanging on the walls before we arrive. We unhook the smoke alarm, the fan and any light fixture ourselves, so leave those in place.

Plan around a closed room

Once the plastic is up, the room is off limits until it passes its clearance air test. If it is a bedroom, set up somewhere else to sleep for those days.

Choose the finish
