Asbestos Removal in Rosemount

Testing, removal and the state paperwork for a Rosemount project all come from one call. Whether you are remodeling, changing a furnace or tearing a building down, we line up the sampling, take out only what the lab flags and file the MDH notice before your next trade arrives.

Rosemount’s homes skew new. About half went up in 2000 or later, and only about 1 in 6 was built before 1980, which is the group we would test first before a remodel.

Asbestos removal services

Testing first

A lab result comes first; asbestos testing covers remodel sampling and pre-demolition inspections.

Rosemount homes

The older share of Rosemount’s housing is small. About 5 percent of homes were built in the 1970s and about 3 percent in the 1960s, while fewer than 1 in 20 predate 1950.

Houses from before 1980

Pre-1980 homes are a small share of Rosemount’s housing, and they are the first to test before a remodel. Floor tile, ceiling texture, joint compound and duct wrap are all on MDH’s list.

Newer houses

If your house was finished after October 1988, ask its original architect or contractor for a letter. MDH accepts their written word that no asbestos went into the house in place of an inspection. About half of Rosemount’s homes date from 2000 or later, so that route may save you a sampling visit.

Permits in Rosemount

Rosemount’s building permits page lists what an application needs, from construction plans to a certificate of survey, and says nothing about asbestos. When we read it, the page said permit turnaround was taking 4 to 6 weeks because of the volume of construction in the city, which is worth building into a remodel schedule.

Frequently asked questions

How soon can licensed removal start?

Five calendar days after a licensed contractor files the MDH notice, at the earliest.

Can I do the removal myself?

Rosemount follows the same state rule as every other Minnesota city. The one person allowed to skip the asbestos license and the permit fee is an owner who lives in a single-family house they own, and MDH strongly urges even that owner to hire licensed help. A landlord can’t use it, and it does not apply to a rental, a duplex or an apartment building.

Does a house teardown need an MPCA notice?

Whatever the paperwork, the asbestos must be out at least two days before demolition. The MPCA notice is a separate question. MPCA does not require its ten-working-day demolition notice for a house of four units or less unless the house was converted from a regulated use. It does require it when one owner razes several houses, and when a house comes down for a highway, a commercial development or urban renewal. For a single Rosemount house with none of those, the notice is not needed.

What should I keep after the job?

Put the lab results and the MDH permit in your house file, along with each waste manifest and the clearance air test. MDH’s hiring advice tells homeowners to ask the contractor for that same set.
